Adopt Resolution approving the Parcel Map for Minor Subdivision Number (No.) 2020-0001 (Aguilar), and accepting on behalf of the public the dedication of land in Item (A) of the Owner’s Statement for public roadway and utility purposes, located at 45300 Main St, Assessor’s Parcel Number 119-217-08 (Mendocino Area); and authorize Chair to sign same.

Previous Board/Board Committee Actions:

On August 13th, 2020, the Subdivision Committee recommended approval of the Minor Subdivision. On March 18th, 2021, the Planning Commission approved Resolution No. PC 2021-0005, thereby adopting a negative declaration and granting a coastal development minor subdivision. On April 13, 2023, the Subdivision Committee approved an extension of time to September 18th, 2024. On November 14th, 2024, the Subdivision Committee approved an extension of time.                     

 

Summary of Request

Minor Subdivision No. 2020-0001 (Aguilar) is located in Mendocino, CA, fronted by Heeser Street (County Road (CR) 407I) to the West, Albion Street (CR 407D) to the North, Woodward Street (CR 407J) to the East, and Main Street (CR 407E) to the South. This Minor Subdivision consists of a division of land to subdivide a +/- 0.7 acre lot into two parcels. Parcel One (1) 0.41 Acres and Parcel Two (2) 0.29 Acres. Parcel A is designed to maintain County Right of Way and Public Utility purposes along Main Street and Heeser Street, as shown as Item (A) in the Owner’s Statement on the Parcel Map. The Right of Way for public road purposes is to be accepted at this time. All conditions of approval are completed and the Parcel Map is ready for recording.

 

Alternative Action/Motion:

Reject the filing of the parcel map and reject the offer of dedication.
