Summary of Request:
The applicant proposes to rezone a total of 1.2± acres from Limited Industrial (I1) to the General Commercial (C2:CR) with a Contract Rezone combining district. On June 21, 2018, the Planning Commission recommended that the Board of Supervisors approve (R_2018-0001), finding that: 1) the proposed project is located within the Mixed Use General Plan designation and as such the proposal seeks to bring the zoning district into compliance with the General Plan; 2) the proposed project is exempt from review under CEQA pursuant to Article 12, Section 15183; 3) the proposed project is located within the Ukiah Valley Area Plan (UVAP) and as such the proposal seeks to bring the zoning district into compliance with the UVAP; and 4) the proposed project is subject to Mendocino County Code Section 20.212 and requires a contract to impose conditions, thus a Contract Rezone has been prepared to ensure and defend the necessary safety and general welfare standards of the County of Mendocino. See attached Ordinance, Staff Memo, Planning Commission Staff Report, and Resolution.
