Summary of Request

As the Board is aware, the property located at 555 S. Orchard Ave, Ukiah that the County is acquiring for Project Homekey is intended to be used as transitional and permanent housing for individuals and families who are homeless or at risk of becoming homeless.  The conversion of the property from a motel into transitional housing will change the occupancy from R1 to R2.    In this contract, Brokaw Design will provide the architectural design for a new accessible drop off area, improvements to the lobby area, accessible upgrades to the accessible guest rooms, replace handrails/guardrails, repair electrical room ceiling, add kitchenettes to each unit, and other accessible requirements before the property can be occupied.

This contract is retroactive to allow the contractor to begin work immediately due to the County having to expend all grant funds by December 31, 2020, with the property having to be occupied within 90 days of closing escrow, per Project Homekey requirements.
